How to prepare a property for professional photos and video.
Why Preparation Matters
Well-prepared homes photograph better, sell faster, and make the agent look more professional. A 30-minute prep can make a huge difference in the final product. The camera picks up everything — small details that are easy to overlook in person become the focus of a wide-angle lens.
Before the Shoot
- Schedule the shoot when the home is clean and decluttered
- Remove personal items (family photos, toiletries, kids' toys)
- Turn on all lights, open blinds and curtains
- Make beds, fluff pillows, straighten furniture
- Remove cars from the driveway
- Mow the lawn and tidy the yard if doing exterior shots
- Hide garbage bins, garden hoses, pet items
Day of the Shoot
- Final walkthrough — check every room
- Turn on all interior and exterior lights
- Open all blinds and window coverings
- Remove pets and pet items from view
- Close all toilet lids
- Wipe down counters and surfaces
- Put away dishes, clear kitchen counters
For Video Shoots
Everything above, plus:
- Make sure the home is completely quiet (no TV, radio, appliances running)
- Ensure all doors open smoothly
- Clear walking paths through every room for smooth camera movement
